Mold Inspection and Detection

 Granite Man Property Maintenance has been performing mold testing, inspections and detection for residential and business customers since opening our doors in 2018

Our mold inspection with testing service will determine if a mold problem exists and if so, we will also write up a mold remediation protocol to fix the mold problem. This protocol is based on industry accepted standards. We can also do the mold remediation if you prefer.


Surprising Fact

In most cases when obvious visible mold is present, mold testing is NOT needed. Why? Because the steps to properly remove the mold are the same regardless of the type of mold you have. In these cases, if you have obvious visible mold, we can just give you a Free Quote to remove it.


When should a mold inspection and mold testing be considered?

Here are common scenarios when a mold inspection with testing can be very useful:

  • You don’t see mold, but smell something that seems like it’s mold
  • You had a recent plumbing leak or water issue, and suspect mold counts might be elevated
  • Mold remediation has been done, and you want to verify the mold problem is gone
  • You have health concerns and cannot pinpoint the issues (doctors often will recommend a mold test here)

Our Mold Inspection Process

Our mold inspections and testing service includes the following 5-point process:

  1. A full assessment of the home. We are looking for not only mold but also water damage because mold requires water or moisture to grow.  We use specialized equipment like moisture meters and/or infrared cameras to check for water damage in hidden places like behind walls.
  2. We take indoor samples, which may include air samples, surface samples, or a combination of both.
  3. Samples are FedExed overnight to a 3rd party lab. The Lab takes 1-2 business days to process the samples once they receive them.
  4. We email you a copy of the lab results and a written inspection report 2-3 business days after your Inspection appointment. In our written report, we document what we found during the inspection, and we explain the lab results in plain English so you can understand what they mean.
  5. If our Inspection and lab results determine that there is a mold issue, we can also fix the mold problem. In these cases, your written report will also include a Free Quote to fix the problem. If you hire Granite Man Property Maintenance to fix the mold issue, we will deduct the cost of the inspection from the Quote price.

Tip: Don’t waste money on at-home mold testing kits because they give you incomplete information.  They can tell you what types of mold you've got in your home, but do not do a good job of telling you if the amount of mold in your home is abnormally high or not, what is causing it or how to fix it.

Granite Man Property Maintenance offers basement mold removal and testing. In fact, we have performed thousands of basement mold jobs and inspections since we were founded. If you are looking to eliminate your basement mold problem for good, you have come to the right place.

A note about basement mold testing: we can also test for basement mold. But if you have an obvious visible mold problem, in most cases you can skip the test and save your money. Why? Mold testing is almost never needed when visible mold is present (EPA agrees too), because the steps to properly remove the mold are the same regardless of the type of mold you have. In these cases, if you have obvious visible mold, we can just give you a Free Quote to remove it.

The proper way to professionally remove is the same regardless of the color or type of mold. The industry standard and steps do not change based on what color or type the mold is.

 

Causes of Basement Mold

All mold, including basement mold, is caused by a water or a moisture problem. In a basement, this is typically caused by flooding, a crack in the foundation, a plumbing leak or simply high humidity.


Our Basement Mold Remediation Process

The size and scope of a mold removal or remediation job in a basement can vary considerably. A flooded basement, for example, is obviously going to be a lot more work than say a small plumbing leak confined to one single closet in the basement.

But regardless of the size or scope of the basement mold problem, we always follow the same industry process, as follows:

  1. Containment. This just means sealing off and containing the work area where the mold problem is located to prevent or limit the mold from spreading to other areas of your home or business where there is not a mold problem.
  2. HEPA Air Scrubbing. Here, we use industrial-strength air mover machines with HEPA air filters to clean the air and capture the mold spores in the air. HEPA filters can capture 99.97% of all airborne and microscopic mold spores which pass through the filters.
  3. Selective Demo. Not all mold problems require demo. But when it is required, we focus only on removing impacted materials such as drywall that cannot be salvaged.
  4. HEPA Vacuum. Here, we use vacuums with HEPA filters to vacuum the work area to capture the mold spores on the visible surfaces.
  5. Antimicrobial Cleaning. This step involves detailed cleaning of the contaminated area with hospital-grade antimicrobial cleaning agents to kill mold growth.
  6. Final HEPA Vacuuming & Clean-Up of Work Area. We once again do HEPA vacuuming and perform an antimicrobial wipe-down on surfaces where mold spores may have settled within the work area.
  7. QC Check & Customer Sign-Off In the final step, we do a detailed quality control check and do a walk through with the customer (when they are available) to go over the completed job. Once the customer signs off, we take down containment and clean up the work area.

While we can perform attic mold testing, when necessary, in reality when obvious visible mold is present in the attic, testing is almost never needed because the proper way to remove attic mold is the same regardless of what type of mold it is.

  1. Contain the work area
  2. Set HEPA air scrubber(s)
  3. Treat all mold-impacted surfaces with hospital-grade antimicrobial cleaning agent
  4. Stain-removal OR encapsulation with tinted antifungal stain-blocker
  5. Final cleanup of work area
  6. Customer sign-off

Mold in bathrooms might be the most common mold problem we see. Why? Because mold requires a water or moisture source, and the bathroom provides a perfect one.

Important: many bathroom mold issues do not require a professional to fix. For example: everyday shower mold on tile that keeps returning. This is likely happening because you do not have proper ventilation or way to dry out the water after using the shower or bath. But if you increase ventilation after every shower or bath use and use an everyday product Tilex or Clorox Cleanup to clean the mold, you might be able to eradicate your mold problem with just a few dollars and a little bit of elbow grease.
